New Data Reveals Pennsylvania's Wealthiest Towns — And Bucks County Dominates the List

Pennsylvania, with its mix of historic boroughs, suburban townships and rural communities, is home to some sharply divided income levels. New analysis based on data from the American Community Survey has identified the municipalities where residents earn the most, and one county stands out above the rest.

Bucks County has emerged as a major hub of wealth in the state, with multiple townships ranking among the highest earners statewide. The analysis examined the percentage of households in each municipality earning $200,000 or more annually, offering a clearer picture of where Pennsylvania’s affluent communities are concentrated.

Topping the Bucks County list is Upper Makefield Township, which ranks seventh among all municipalities in Pennsylvania. It is one of just thirteen towns in the entire state where a majority of households report annual earnings of $200,000 or higher, placing it firmly among the wealthiest pockets in the Commonwealth.

Close behind is Solebury Township, ranking fourteenth statewide, with nearly half of its households reporting income at or above the same threshold.

Several other Bucks County communities also appear among Pennsylvania’s wealthiest, including Buckingham, Doylestown, Lower Makefield, New Hope, Newtown and Wrightstown. Together, these municipalities reflect a broader trend of concentrated affluence throughout the county.

The county’s overall financial standing reinforces these findings. Among Pennsylvania’s 67 counties, Bucks County ranks second for estimated median household income, with figures reaching $114,764, underscoring its position as one of the most prosperous regions in the state.

Residents driving through these townships often notice the signs: larger homes, manicured properties and a generally upscale feel extending even to local businesses. For many in the region, the new data simply confirms what longtime residents have suspected for years, that Bucks County remains one of Pennsylvania’s premier destinations for wealth and high earning households.
